UP Govt has Approved 'New Noida' plan, which includes Olympic Park, Korean City and Japanese City

The Uttar Pradesh government has given final permission to two key development master plans, which cover projects to be carried out by the Noida Authority and the Yamuna Expressway Industrial Development Authority (YEIDA) during the next 15 years. These plans prioritize growing major areas in Noida and developing infrastructure in the Yamuna Expressway region to stimulate economic growth.

New Noida for 6 lakh population

The Noida Master Plan 2041, which aims to extend the Dadri-Noida-Ghaziabad Investment Region (DNGIR), often known as New Noida, will involve acquiring property from 80 villages in Gautam Budh Nagar and Bulandshahr districts. The Noida Authority board approved the proposal in August of last year, and following public response, it was forwarded to the state government for final approval. The approval was obtained last week.

New Noida will be developed in four phases, beginning with 3,165 hectares of land in 2027. The second phase, from 2027 to 2032, will include a further 3,798 hectares, followed by 5,908 hectares in 2037 and 8,230 hectares in 2041. The Noida Authority has already set aside Rs 1,000 crore for land purchase.

40% of the total land to be developed will be set aside for industrial purposes, 13% for residential projects, and 18% for green spaces and recreational places. The new city is expected to house approximately 6 lakh persons and will feature commercial and institutional zones that account for 4% and 8% of the total area, respectively.

YEIDA's Master Plan For New Noida

The Yamuna Expressway Industrial Development Authority's master plan focuses on expanding development over 55 villages in the Bulandshahr district, bringing the total area under its jurisdiction to 226 villages, including 131 in Gautam Budh Nagar. The overall area covered by phase 1 of the project has increased from 583 to 769 square kilometers, with a projected population of 37 lakh by 2041.

YEIDA's strategy includes expanding the aviation hub surrounding Noida International Airport in Jewar. The airport's total land area will rise from 5,000 to 6,286.7 hectares. In addition to the airport, aviation-related industrial units, such as aircraft engine production, will be established.

New Land Use Categories, Infrastructure Development

The plan includes two new land-use categories: multiple-use hospitality and multiple-use industrial, which will both be constructed near the airport. These regions will have both residential and industrial spaces, providing workers with homes as well as industrial infrastructure.

To prevent unauthorized construction near the airport, land will be purchased for industrial sectors 8A, 8B, 8C, 8D, and 8E, as well as multi-use areas 7, 8, and 31B. Hospitality areas, including 23G, 23I, and 23E, have already been assigned land.

The master plan extends to the Delhi-Howrah railway line and includes a concept for direct railway link. A 1,500-hectare logistics complex will be developed near Chola station, which is close to the airport train line.

Plans for the Olympic Park, Korean City, and Japanese City

The master plan also envisions the construction of an Olympic Park in sectors 22F and 23B, which will house Olympic-level sports facilities. Two new sectors, Sector 4A (365 hectares) and Sector 5A (395 hectares), will be earmarked for various land-use enterprises. The long-term plan also includes proposals to create a Korean City in Sector 4A and a Japanese City in Sector 5A.

With the implementation of these master plans, the Noida and Yamuna Expressway regions are predicted to experience significant expansion in industrial, residential, and commercial activity, adding to Uttar Pradesh's overall economic development.
